Purchase Agreement and Assignment Contracts in Texas

Hello I’m a new real estate investor in Houston,Texas. My plan is to be rehabbing and wholesaling properties but I’m trying to find the right Purchase Agreement Contract to use. I was advised to use the TREC contract before and been reading multiple times but it seems a little too long  and I’m not sure if all those disclosures are needed. I also heard that you can literally just use napkin as a Purchase Agreement. Should create my own or use the one from TREC?
