Transfering a 401k to a self directed IRA

Hey there !! I am looking to transfer my 401K to a self directed checkbook IRA to use for real estate investment. But, I am not sure if it should be a Roth IRA or a traditional IRA as both are offered to me. I am also 60 yrs old. I am working thru IRA Financial to accomplish this, but would like to get everyones thoughts on this!
