Bookkeeper - what do i need to know?

Hello friends!

I searched but couldn’t find exactly what I was looking for. If there are good threads or blog posts I could be linked to, please do that.

I currently have a handful of properties and I’m looking to hire a virtual bookkeeper.

We currently have a CPA and tax strategist we use (Hi Natalie), so I don’t need those rolled into this role. We recently started using QBO.

We have short term furnished rentals, medium term furnished rentals, regular long-term rentals, a duplex house-hack, a partnership on a long term rental, and I now manage a couple properties for others. Oh and the next project will probably be a flip - just so we keep things varied haha.

After that long preamble, my questions are the following:

1- If you currently employ a (virtual) bookkeeper, what tasks do you have them do?

2- Aside from a account reconciliation and categorizing of transactions, what reports (not just tasks) do you have them run and at what frequency? P+L? What else? Or nothing at all - just data entry?

3- for those who use a bookkeeper, what do you know now that you wish you would’ve known when starting the hiring process?

4- and of course, if you have direct recommendations of a bookkeeper, PM me.

Be absolutely sure whomever you hire knows what they are doing .....  I made a lot of money fixing the issues created by uneducated "bookkeepers" ....   I would suggest someone close to you so you can meet....  You can run your own reports.....  also be sure YOU own the subscription do not buy one from the provider.....  This just makes it a lot easier if you need to switch providers.   If I were looking I would use my CPA  - they should have someone they work with or can recommend.....  

Depending on how much activity you should have them work monthly so you can keep a eye on the work they are doing.
