Legal Issues with Rehabbing

Aloha BP World!

I'm a new Hawaii Real Estate Investor/MBA student. I've just started my Legal Environments class and have been tasked with doing an 10 page assignment that analyzes a past or current legal issue in a business. I'd like to choose a rehabbing or real estate business to research but have no idea what exact legal issue to research??? Here are the instructions…

"Students will be required to choose a business and conduct an analysis of a particular legal issue that the business previously faced or currently must address. Students will propose a strategy to address the problem and analyze the risks and rewards in using the legal system to address the issue."

Any ideas? I bet there are great ones out there I just need to get my brain going!

Many Mahalos for the help!
