Tax breaks / investing with another investor

I am merging with an investor who purchased a property as a flip. She is adding me to the deed and I’m paying for the rehab and listing the propery since I am a licensed broker.

She is concern on how to split the taxes at the end when all is completed. Need some advise or guidance to make sure we are splitting it even at the end. Do I just do a legal contract for the repair part or being part owner is the best way?
