Tax question: Canadian living in Canada & earning US income

Hi everyone.

I am a Canadian citizen residing in Canada. I have opportunities to earn income from the US, by:

- working remotely for a US firm

- or owning rental properties in the US.

For each case, do I need to file tax returns with IRS? If so, which forms should I submit?
