Seller refusing to return deposit

Hi everyone! I’m at a loss right now with my situation! Long story short the seller was stringing the deal taking long and longer and wasn’t able to provide the house vacant as the contract stated. At final inspection he had brought in 3 new tenants and was waiting for them to move. I gave him 2 weeks. Still no. Finally i had enough and I pull from the contract. We did have a contingency for vacancy. Lawyers did not contest, however, this guy is ignoring the lawyers and simply not signing off to return my deposit ($20000). What can I do?
