LLC Operating Agreement
LLC operating agreement... How do I get that done? I have a property under contract right now and the title company needs the operating agreement for my LLC... Need some guidance on this.. much appreciated. Thanks.

Hans the point I was trying to makes is to be sure you follow what is written in your operating agreement (OA). If your OA states you are going to do a annual meeting every year, make sure to do it. Or better yet, make sure your OA does not have that and other such requirements to begin with. I see many people "borrowing" OAs from each other or using cheap online OAs without bothering to read it. This can be a big problem if your LLC gets sued and you're not following guildlines set up in your OA. A lawyer will just say your LLC is a "sham" because you are not following the company guildlines. Every business is different, so using a stock OA can be risky. I recommend getting a lawyer to draft your OA. It's not always cheap, but worth the money. In my opinion, if someone doesn't set up their LLC correctly from the beginning, than why have an LLC at all?
