Investment company legal structure

What is a wise legal structure for tax purposes and asset protection? My son and I are going to start a real estate investment company. I'm leaning towards a partnership LLC, but what about asset protection. I've listened to numerous podcasts and watched videos. The options are land trusts, multiple LLCs to "hide" ownership, etc. I don't want to create a beast that will be unmanageable, or takes an army of lawyers and accountants to mange, but also desire to protect my personal and business investments in a sue happy world.
