Rollover 401k into SDIRA and House Hack?

How can I use an SDIRA to invest in a property that I or my business is able to use? 

My assumption is this is not an option. Any other ways to look at this problem and fund real estate investment that I can use from a 401k Rollover?

What you propose would be considered prohibited transaction. IRS does not allow you to personally benefit from the investment your IRA owns.
