VERY WORRIED: Quit claim not enough?!
I joined this site to ask a question about capital gains taxes when selling my rental property and came across a recent thread about quit claim vs grant deeds. http://www.biggerpockets.com/forums/84/topics/75839-significance-of-principal-residence-question-on-quitclaim-deed
My property was gifted to me by my mother three years ago and I've been renting it out ever since. She used a quit claim, not a grant deed. When I go to sell it, will I have any problems? I'm very worried now. I'm in California, by the way.
