Sell Land of my step dad in TX w/o a RE license

I want to help my step dad selling his land in Texas. However I don't hold a real estate license in Texas and I am not on the title. I am doing it for free, I won't get any compensation or commission on the sales.

Can I legally advertise, manage the negotiations with the potential buyers and the closing on his behalf in this case?
