Real Estate Contracts Problem

So I have a situation. Im a wholesaler and I want to get this property under contract, but the owner has it under contract with a different wholesaler . He wants to leave that wholesaler and go with me . But he’s afraid of legal issues . He’s tried contacting the other wholesaler to cancel the contract but that wholesaler hasn’t been replying for a week or more . Owner has been contacting him via cell phone , email and letter to his business address , later finding out that the business address they gave doesn’t exist . So they gave a fake address . Can the owner just sign with me or does he have to wait till the contact expires which is in 4 days ? Please let me know !
