SDIRA ineligable for real estate loans??

I have been looking at switching my Roth over to Self Directed. I am reading and educating myself about this.

I just came across something that seems to go against what I have found elsewhere, and hoping for some clarity:

I thought a SDIRA could get a loan (leverage) to purchase real estate as long as the loan was non-recourse.

I understand you can't take the rental income out of the IRA and it would need to be reinvested back in.
