Can a self directed IRA purchase a rental from myself?

If I don't have much saved in my IRA, but would soon have the ability to purchase a rental with cash saved. Could I purchase it, rehab and get it ready for renters, then have my self directed IRA purchase it from myself for $1 or something similar? This could also be a strategy if I would want the cash flow for extra income for X amount of years, but then want to place the entire property and its earnings into an Roth IRA for tax purposes.
