Partnership Agreement Example/template

Hi BP!

Hoping to get a bit of guidance in relation to going in on a real estate investing deal with a friend of mine. In short, I will be putting up the downpayment and closing costs and he will be securing the mortgage and management. Does anyone have a partnership agreement that they could share with me? Not asking for legal advice per say but just want some jumping off points as to what wordage was used and what kind of structure has been successful for anyone that has experience with this. If anyone has a template or sample agreement that would be appreciated.
