Out of State LLC in another state
If I started an LLC in one state can I buy investment property in another state under that LLC? Or do I need to form a foreign LLC in the new state?

IN TEXAS, a non-TX LLC (you) can buy and sell real property without forming a TX LLC or registering as a foreign company doing business in TX. You can also defend lawsuits brought against you, but you cannot bring suits or raise counter/cross claims. An eviction is a suit, so even though you can lease property to others as a landlord, you cannot file an eviction suit without first registering as a foreign LLC. If a real estate transaction goes sideways, you won't be able to bring a suit against others.
Each state will have its own statutes on what constitutes "doing business", etc.
