Spec House Partnership contract

Hi BP-

I'm doing a Spec House north of Tampa bay area on a lot I've purchased. I'll be acting as the designer, project manager and construction supervisor. The financial partners on the project will be covering the construction costs and we'll be splitting the profit 50/50. This is my first spec house so i'm unfamiliar with the legal process for a spec partnership. Does anyone have a tip on where to find or how to create a partnership agreement for this kind of deal? I was assuming I'd get something drafted up and then have a real estate lawyer refine it. Thank you for your input as always!
