Post: Spec House Partnership contract

Hi BP-

I'm doing a Spec House north of Tampa bay area on a lot I've purchased. I'll be acting as the designer, project manager and construction supervisor. The financial partners on the project will be covering the construction costs and we'll be splitting the profit 50/50. This is my first spec house so i'm unfamiliar with the legal process for a spec partnership. Does anyone have a tip on where to find or how to create a partnership agreement for this kind of deal? I was assuming I'd get something drafted up and then have a real estate lawyer refine it. Thank you for your input as always!

I hear the guests and hosts on the podcast talk about giving a letter ratings to neighborhoods. What the best metrics to define what makes an area A vs. F, etc?

hi @Michael Hastings!  Thank you for the really helpful tips! I did listen to #229 recently and agree a lot with her approach as a semi recent airbnber myself. I didn't know about these websites, which are fantastic. thank you!

@John Warren @Jason D. @Levi T. Sorry for the late reply everyone and thank you for the great input! I guess i'm hoping there will eventually be good wesite that really does a good job of recommending and holding contractors accountable for their work/track record. Its so tiresome starting hunting for good & available contractors for every project. As an Architect, I deal with contractors a lot, but its always like herding cats.

I'm looking for US markets that have a low cost to entry (SFR or multi for under $100K per unit/"door") yet have a strong potential for short term rentals. What data sources can i use to determine this? Any recommendations?

B - How would you rank those criteria from most to least important?

based on objective considerations, rather than personal preferences.
