Questions about 1099 MISC Forms

I am a property manager and 2018 was the first year in business. I sent my 1099-MISC for my clients, but a customer had a question on a property owned by multiple people. 

Do I issue them both 1099s for the same amount or just one, or depending on % of ownership?

Additionally, from what I understand, I send them the gross receipt of rents and not net of what I sent minus expenses.
