Tax deductions for house hacking

Hello, 

I currently own a town house in the Portland area. i rent out a portion of my primary residence to 2 other roommates who pay me rent.

I bought the house in 2018 and did a few improvements/paid HOA/utilities for the year. How should i be claiming taxes for this income for my situation and 'maximize' deductions? any claims/methods to be aware of ? (I know a CPA would be best, but i am looking to pick some tips before i go to one)
