Doing SFR sale below market appraisal. Want attorney help to make clean title transfer and maybe help find mortgage lender

to work on the deal. Buyer couple have solid wages/jobs, good/excellent credit, never used veteran financing, full 20% down.  Future contracts for multi-residential projects in next 1-3 years.
