Self-Directed IRA - LLC Partnership

I have a historical commercial building under contract on the downtown square of my hometown in Texas.  It needs significant rehab, but I feel like I'm buying it right and it's in the path of growth.  

I'd like to buy it in an LLC that is 75% my Self-Directed IRA and 25% me and have my brother as the managing partner. The costs associated with rehabbing would be split accordingly.

Is partnering with my SDIRA in an LLC that I won't be managing something I can do? Thank you for your help!!
