Rate of Investment Equation???

I am new and think I am doing my ROI wrong. I am trying to mess with the numbers on property near me to see what my ROI would be. Two scenarios:

House Cost: $95,000

Down Payment: $5000

Rent in a year: $1000

What would the ROI be for this property?

I keep getting different answers and when I google it I got a negative ROI

Scenario 2:

House Cost: $49,500

Down Payment: $5000

Rent in a year: $1500

Again what is the ROI?

If someone can help show me the proper equation that would be greatly appreciated.
