Tree Removal: expensed or capitalized

I want to remove a tree that is hanging over a rental property to prevent any future damage.  Can I expense this cost as routine maintenance or is the cost capitalized?

@Ashish Acharya , thank you for the quick response!

I own two properties next to each other and the tree is along the fence line between the buildings.  One is fully rented the other was just purchased and is now under rennovation.  I do not recall off hand if the tree is completely on one property or the other.  If the tree is in the property that is being renovated this cost would be capitalized?  What happens if the tree is partially on both properties?
