Taking out pension for Real Estate.

Hopefully my BP family can help me with this. I'm a Realtor in south Florida and someone came to me with this question to invest in Real Estate:

If they wanted to invest with their pension, what's their best option?

Background info: Has about 100k, They are not 55+ , do not want to use a self direct ira since they are not presently working, and wanted the less penalty/tax hit possible.

I'm crossing my fingers.
