How can I finance a home in my area?

I have never bought property so I'm wondering how can I afford a house for my family when nothing goes for less than 350K in my area and I can only get approved for 200K. I suggested to a FSBO that they take my $1200/mo and owner finance but I can't sell them on it. Any suggestions?
