where to incoporate
I live in California and currently acquiring an apartment complex with friends in Texas. Where would it make the more sense to incorporate the holding LLC, Delaware, California or Texas?

Texas, because that's where the property is located. If you don't, you'll have to register your CA or DE entity in Texas anyway. Taxes will be paid to Texas.
I must add, speak with your lawyer, speak with your CPA. Be sure you understand the tax and legal implications of the various choices.
