HOUSE CONTRACT QUESTIONS

i am in the nyc and i called certain attorneys just acting as if i had a house under contract to see if they could do the assignment to another buyer.  when i first told them i had it under contract they asked " you got it under contract with no real estate attorney present?" i was confused. i thought you dont need an attorney present to get a house under contract from a seller. i called another attorney office and they reacted the same way. So when you go to a seller to get house under contract is there any legal issues i should know about or does there have to be an attorney present or anything of the sort?ThANK YOU
