Transfer 50% interests in real property to LLC - Tax

Hi all, 

I have a property, 50% owned by my IRA account and 50% owned by my wife and I. I am transferring the 50% my wife and I own to a LLC. The 50% owned by my IRA is unchanged.

When I make the transfer, the grantor in the new Grant Deed (current title) is

My Ira #WWWW as to an undivided 50% interest and XXXX and YYYY husband and wife as Joint Tenants as to an undivided 50% Interest

The grantee is 

My Ira #WWWW as to an undivided 50% interest and My LLC as to an undivided 50% Interest

My wife and I own the multi-member LLC 100% and we and the property are in California.

Is transfer subjected to transfer tax and will it cause property tax reassessment?
