Chattel Appraisal or Cost Segregation Breakeven Size

At what size building do you find that chattel appraisals or cost segregations make sense financially? I generally use a 3-yr payback for these decisions.

In my area the improvements constitute a large portion of the valuation for the property.

Which companies have you worked with for these services and what was your experience?

I've got a couple of companies that I have contacted. It really doesn't start to make sense to hire these companies until you have at least a 5 mill asset.

For anyone with substantially less than that it is still possible to breakout a lot of the assets with short life spans. It makes sense to do as much of this as possible sense this more closely matches up with the actual life of these assets.
