Homeowner wanting out of contract with other investor

I came across the homeowner who is currently under contract with another investor. However they are wanting out of the deal there have been some money and services exchanged. For example moderate landscaping was done and also $1900 of Heloc paid current. Is there anyway for the homeowner to get out of the contract without suffering legal ramifications. Homeowner has not been supplied with a copy of the contract and they are not in escrow. Just looking for suggestions! Thank you!!!
