AC unit to small for home
I purchased a new home for my family and I to live in. After being in the home for a short period we started to have lots of ac issues. Come to find the investor that owned this home before me installed a 3 ton unit on a 2200 sf home. It needs a minimum of a 5 ton unit. Do I have any legal grounds to get this fixed? Are there local, state, federal laws that would protect a new home buyer from past installations?

Your lawyer would say that. The only people that win at this sort of thing are lawyers. Ask them if you are guaranteed a win! Ask what if the previous owner did this in good faith? Frankly, it is you and your inspectors mistake and he will have small print in his contract absolving him. If it is a new AC unit, see if the original installer will give you a trade in on an upgrade. (But I might be reluctant to use them if they did not know what should have been installed.)
Hard to swallow, but move on.
