Self directed IRA/LLC: down payment and mortgage possible?

Hello - recently setup a self directed IRA/LLC, and am ready to make a purchase. Looking to buy a single family home outright to rent, but have also been considering using the funds as a down payment on 1 or more multifamily buildings, like 2 or 4 plexes. Is this possible? If someone could just give me the basics, I can go from there. Thanks in advance for any insight.
