Owner finance to Private lender

Hello, I am looking to refinance a commercial property that is currently owner financed. The owner's payoff is around 180k, and wants to minimize capital gains tax. He is interested in reinvesting the money. My question is: Is there a way he could avoid or minimize capital gains tax by being a private lender on another property for me? Or is there a better option that will benefit both of us?
