Seeking CA SF Bay Area Real Estate Attorney/Lawyer

I am in the market to purchase a fixer upper property which will not appraise. I am willing to fix it up and make it appraisal ready and paying for it out of pocket. I am seeking a real estate attorney/lawyer who can draft such purchase agreement whereby I purchase the property and fix it up and the closing is after the property has received financing. I would need provisions in there that if the seller defaults by not selling me the property after I have put in the time, effort and money to fix it up, then I can put a lien on the property.

Would anyone have:

1. Comments on the above strategy ?

2. Has anyone done this before ? What was your experience ? How did you structure the deal ? What are the pitfalls to watch out for ?

3. Any recommendation for Real Estate Attorney/Lawyers in SF Bay Area who can help me draft this purchase agreement ?
