Who exactly should sign?!

I am meeting with a seller tomorrow to sign an offer to purchase contract. I just want to make sure I'm bringing the right people to sign. The ex wife is the only one the deed to the house but her and her ex husband are on the mortgage. So would only the wife need to sign the offer to purchase contract? Thank you in advance for my rookie question ;)
