I've started bringing some people (non-accredited) into real estate deals.  There are two models that I have used/plan on using:

1. I've introduced them (and sold them to invest with) a company that does everything. I serve as the go-between, but the company manages the LLC which purchases the property.

2. I've partnered with someone who will be purchasing, adding value and selling units. For these deals, I will be forming and managing the LLC.

In both deals, I may have a small ownership position (but if it is better that I do not, I won't).

Does any of this activity require: A) A realtors license.  B) a broker-dealer license. C) Certain required disclosures. D) anything else I may not be aware of.
