How to turn taxed business income into real estate equity

This is my first time asking a question on the site and I'm not real sure how it works, but I'll get straight to the point.

I'm looking to find equity partners by targeting small business owners that want to reinvest money made, by securing it in real estate. Specifically in single family homes. My question is; how can small business owners protect their taxable income from being taxed by putting it into a real estate deal?

And could anyone point me to a good article, blog, forum, or pool of information, regarding this topic?
