I'm not sure if its possible,if I should and I'm open to all your suggestions cause I have no clue. I took over my sisters land and her double wide mobile home three years ago when she went to buy a house. She filed bankruptcy 19 years ago and did not reaffirm the home. At that same time the manufactured home reseller filed bankruptcy and sent her the deed to the land. She paid on the house after the filing but never had a lien on the land the whole 19 years. Went she went to buy a new home. She was told the land had to be sold. It does not show she has had a mortage or a home. She did not question and gave me the land. I took over the land and have paid the taxes. I also paid the mortage on the mobile for a little over a year. Which was paid through my sister checking. My wife's health issues and breakdown of major appliances plus work on home forced me to stop. I focused on credit and hospital bills relying on the length of a forcloser to be long. I have enough credit now and 8,000 for a down payment but my wife's health and the kids growing are making it to risky to buy and put the work I did on our credit at risk. I'd like to buy the house but no bank will touch it because of what's going on. The lender who knows I moved in won't put in my name and refinance and I think it's because of how much is owed. Since a new lender has took over in past year they only want my sister to call but they will only call me cause she is under bankruptcy protection for it. They want what is past due but won't tell me what I can do to get house. Every time I say I own the land. They want me to ask my sister to call them. I'm getting her notices of what they plan on doing. Mainly facing foreclosure if past due is not paid but when I call they will no longer talk to me with out her info which I won't give cause she asked me not to. I've tried to make things right. I'm not a ripoff type of guy but there is 55,000 left and it's not in great condition. It's 23,000 to interrupt ameren service cause the have to move electric just to move the house. I've pleaded the cost of them just to move it over letting me have it at a fair price hoping they would rather make money than pay a lot to come get it. They won't saying nothing but have my sister call them. So I want to know what I should do. I need a home but not a headache.

How can I get the home in my name or purchase it?

Should I just wait and save like I been doing until the law does what ever it can?

Can I use the law to obtain the title for little to nothing since the property is mine?

Although it's against my morals. Can I get the house for nothing?

I'm just trying to keep a roof over our head. I'd pay the 55,000 if the payments was affordable and the house was at least up to par. Leaking roof, air ducts with holes. Broken air. No bank will give me that kind of money to fix it and I can't when it's not in my name. A new furnace was 2,300. That started it all. Insurance and it being in my name could of prevented that. Credit card saved us.

Any help would be great. I've never bought a home or have any idea on what I got myself into. If I need to run by all means tell me before it's too late. Thank you in advance!!
