Q's about checkbook IRAs

Is there a Roth option for checkbook IRA? If I rollover 100% of funds from a tradition IRA (both contributions and earnings) into a checkbook IRA, Can I buy a RE property with my checkbook IRA funds regardless if the funds are from earnings and contributions? Can I pay for RE property with other funds, but have the cash flow income go into the checkbook IRA? Thank you very much! Best, Gulliver

@Gulliver Raza

Regarding the following:

Can I pay for RE property with other funds, but have the cash flow income go into the checkbook IRA?

If the Checkbook IRA owns the property, all expenses (e.g., property taxes, repair costs, etc.) and income (e.g., rental income or proceeds from the sale of the property) must flow back to the LLC and later on when you are ready to make distributions to the IRA from the LLC.
