buying duplex llc vs trust

I am buying a duplex. I live in one half and will rent out the other side. I want to know if I should put it in an llc or trust and what the advantages,disadvantages might be to either... im transferring money from a utma account and want the paper trail for protection till my daughter turns of a mature age to get it.
