Owner occupied triplex

Hey Everyone,

I am new to the forums so forgive me if this information has been posted before, but I have a question in regards to writing off items for my rental property.

I purchased a triplex, owner occupied. I have had one tenant in a unit (unit 3) since taking ownership. Unit 1 and 2 were vacant. I fixed up the 2nd unit, spending roughly $20k on it and then moved into it while having the front unit fixed up with another $20k. I am just wrapping up the front unit now, and have yet to rent it out but I am a little confused in regards to what I can write off.

I mainly redid the kitchen and bathroom in each unit along with repainting them and other general cosmetic things like lights/fans. Is any of the money spent able to be written off directly such as parts and/or labor or will it all have to be depreciated?

Also, can I not write off/depreciate any money spent for the unit I am living in until I love out in 8 months and begin renting it?
