House Hack Business Expenses

Buying my first Duplex and I will be living in the upper unit. Bought it thru an FHA it would be considered my primary residence.

I just bought appliances for the lower unit. How do I handle this as a Business expense? As of right now I do not have an LLC.

Also I bought the appliances using a line of credit so I will be making monthly payments not a large cash expense.

the appliances assuming each one was over $500 will be depreciated over 5 years. The interest paid on them will be deductible each year assuming that card/loc is used only for that purpose or you just allocate monthly the percentage of interest by business use.
