Rollover IRA Promissory Note Terms

I've developed somewhat of a relationship with another real estate investor with whom I've lent money from my IRA. I'm now looking at providing funds on a 1-year basis for some deals which will be mostly wholesale but could be quick flips. I'm wondering what are reasonable terms to include in the Promissory Note and what kind of return (i.e. percentage of each deal..) is fair.
