Getting a house "Under Contract" Forms

I am talking to a motivated seller, and I think that I may have a deal on a house that we will be able to get so we can rehab it and flip it. As basic as it seems, I'm at a loss as to the FIRST step. I need to get the home under contract so I can get it recorded, but where do I get the contract? I have read a few blogs about making sure certain things are in the contract, escape clauses and such, but I have no idea where to get the contract form.

Does anyone have a contract that they use that serves this purpose, that they would recommend? I'm looking for something online or even an email pdf or word doc.
