Tax implications of selling stock to buy property
Hello! I apologize in advance if I'm not using the right lingo for my question.. still new at this :)
I'm trying to figure out the tax implications of cashing out stock and using it to buy property. Even though we've been at it for a year, I still feel like I'm in the beginning stages of educated myself on all things REI. I have a potential partner but his capital is currently tied up in vested stock options, and he is concerned about paying taxes on gains if he's just going to turn around and reinvest. I don't know the answer to his question.
I'm more than happy to do my own research, but I don't know the right keywords to search for. I just read the words '1031 exchange' this morning for the first time. Is there a similar concept for moving money from stocks to property without getting nailed by Uncle Sam?

Hi Heather,
Unfortunately, no. The sale of securities are specifically excluded from 1031 Exchange treatment. I'm not aware of any other strategy that would help here. There may also be other issues involved if the sale involves stock options, so your partner should consult with his own tax advisor to make sure that he has looked at all of the income tax implications involved with the sale of his vested stock options. @Steven Hamilton II might be able to shed some light here.
