Tired Landlord Selling 36 SFR Properties

I found a tired landlord who wants to sell all 36 of his SFR rental properties. But now he is concerned about the tax consequences. He is waiting for his CPA to advise him how to proceed. I was wondering if anyone on BP knows a strategy to minimize the tax hit. A 1031 exchange may not be best, as he wants to be out of the business and use his equity to pay for his daughter's college costs. Any ideas are appreciated!

    Installment real estate sales are taxed over time.  Offer owner carry.  Get creative on how you structure the notes with regards to down, longer first liens, some seconds that mature as needed, etc.
