Owner Financing / w SDIRA Funds

I'm working on a deal where the owner is willing to carry back a first mortgage for $600K; however, he wants a personal guarantee in addition to having the property as collateral. Unfortunately, with SDIRA funds, financing has to be non-recourse. Any suggestions?
