401k to self directed IRA question

Hello! Let's assume a person named Investor X has $100k exactly in a 401k and wants to begin buying homes.

I'm assuming step 1 would be for Investor X to roll over his 401k to a self directed IRA, but what's next?

What would be his best way forward for this?

I'd tell investor X to keep his money is a 401K, specifically a solo or therwise known as a i401K (individual). You can do the same things easier and put more money into them. Also UDFI doesn't apply when borrowing in your 401K.
